Archi Group and INVIA have officially launched The Downtown Tbilisi, a landmark mixed-use development in the Georgian capital backed by a US$2 billion investment. The project, co-developed with The Sapir Organisation, will include the region's first Trump-branded tower, Trump Tower Tbilisi, and is designed to set a new standard for urban living in Eastern Europe.
The development spans approximately 600,000 square metres in the heart of Tbilisi and will feature six architecturally distinct towers. These will house ultra-luxury residences, a luxury hotel, premium office space, world-class retail, and fine dining, all integrated into a single urban destination. The partners say the project reflects their confidence in Georgia's growing economy and expanding residential market.
A new skyline for Tbilisi
Trump Tower Tbilisi, designed by Gensler Washington, D.C., will rise 247.7 metres, making it the tallest building in Georgia. The tower will anchor the development and is expected to become a symbol of the country's ambition on the global stage.
Ilia Tsulaia, Co-Founder and Chairman of Archi Group, said: “With Trump Tower Tbilisi, we are bringing that ambition to life in its most iconic form – creating a landmark that will transform the skyline and elevate Georgia’s presence on the global stage.”
Archi Group brings over 1,500,000 square metres of completed projects to the venture, while INVIA is a diversified Georgian holding company with interests across several sectors. The partnership aims to position Tbilisi as a compelling destination for international investment and travel.
The Downtown Tbilisi is poised to attract high-net-worth individuals and business travellers, reinforcing the city's appeal as a hub for luxury living and hospitality. The development is expected to create significant opportunities for hotel operators, retail brands, and service providers.
For travel professionals, the project signals a growing appetite for luxury experiences in the Caucasus region. As Tbilisi continues to develop its tourism infrastructure, properties like The Downtown Tbilisi could become key anchors for upscale travel itineraries. The city's international airport has seen increased connectivity in recent years, with carriers such as Air Canada planning new European routes, though direct links to Georgia remain limited.
The development also aligns with broader trends in luxury travel, where destinations like Japan have emerged as top draws for Gulf high-net-worth travellers. Tbilisi's unique blend of history, culture, and modern amenities could position it similarly for discerning travellers seeking new experiences.
Construction is expected to proceed in phases, with the first towers slated for completion in the coming years. The developers have not disclosed a timeline for the hotel component, but industry observers expect it to attract a major international luxury brand.
The announcement comes as Georgia's tourism sector rebounds strongly, with visitor numbers approaching pre-pandemic levels. The government has prioritised tourism development, and projects like The Downtown Tbilisi are seen as catalysts for further growth.
For travel agents and tour operators, the development could open new opportunities for luxury packages combining Tbilisi with other Caucasus destinations. The city's growing reputation as a MICE destination may also benefit from the premium conference and meeting facilities planned within the complex.
As the project moves forward, stakeholders will be watching to see how it influences the competitive landscape of luxury hospitality in the region. With its ambitious scale and iconic branding, The Downtown Tbilisi is set to become a benchmark for future developments in Eastern Europe.
