Frasers Hospitality has marked its entry into Malaysia with the soft opening of Fraser Residence Putrajaya, a 283-key serviced residence located within the TERRA integrated lakeside development. The property, situated on the banks of Putrajaya Lake, is part of a larger mixed-use project by Putrajaya Holdings Sdn Bhd and represents the brand's debut in the country.

The residence is designed to cater to both families and business travelers, offering a range of amenities including a family games room, children's playroom, gymnasium, swimming pool, and two dining venues: Relish and Lakeside Café. The property's location, 20 minutes from Kuala Lumpur International Airport and adjacent to Cyberjaya, Malaysia's technology hub, positions it well for corporate and transit guests.

Strategic location and development context

TERRA spans 11.5 acres and includes a residential condominium, a community mall, and an event hall. The development was recognized as the Best Waterfront High-Rise Development 2025 at the PropertyGuru Asia Property Awards, underscoring its design and sustainability credentials. The precinct is set to be further enhanced by a shopping mall and a 1,000-seat convention hall, Terra Acara, scheduled to open in 2027, which will bolster its appeal for MICE and events business.

Vernon Lee, Regional Senior Vice President for Southeast Asia & Australia at Frasers Hospitality, commented: “The debut of Fraser Residence Putrajaya represents an important milestone for Frasers Hospitality in Malaysia.” He added that the property aligns with the company's strategy to expand its footprint in key Asian markets.

The opening adds to Frasers Hospitality's portfolio of serviced residences across the region, which includes properties in Singapore, Thailand, and Australia. The company's expansion into Malaysia comes amid growing demand for extended-stay accommodation in the country, driven by both corporate relocations and tourism growth.

For travel professionals, the new residence offers an alternative to traditional hotels in the Putrajaya area, which is increasingly becoming a hub for government-related business and technology companies. The proximity to Cyberjaya, often referred to as Malaysia's Silicon Valley, is a key selling point for corporate clients.

Guests can take advantage of an introductory offer of 25% off Best Flexible Rates, with complimentary breakfast for two, a move likely to attract early bookings and generate initial occupancy momentum.

The development's integration with retail and event spaces is part of a broader trend in the hospitality industry toward mixed-use properties that cater to multiple travel segments. As the MICE sector continues to recover, the addition of Terra Acara in 2027 is expected to further position Putrajaya as a competitive business events destination, complementing existing venues such as the Malaysia International Trade and Exhibition Centre (MITEC) in Kuala Lumpur.

Frasers Hospitality's entry into Malaysia is a notable development for the serviced apartment segment, which has seen increased interest from investors and operators alike. The company's focus on quality and service is expected to set a benchmark for future properties in the region.
