Pacific Century Premium Developments Limited (PCPD) and Hyatt Hotels Corporation have officially launched ONE HANAZONO VILLAS, a collection of 13 private residences in Niseko, Japan. This marks the first time Park Hyatt has attached its brand to villas in the country, a move that underscores the growing demand for ultra-luxury alpine living in one of Asia's premier ski destinations.

Each villa spans between 700 and 1,000 square metres, featuring four to six ensuite bedrooms and expansive living areas. Designed by renowned architect Kengo Kuma and interior architect André Fu, the residences are positioned to offer panoramic views of Mount Yotei, with architecture that blends seamlessly into the surrounding birch forests and snow-laden landscapes.

Owners will have exclusive access to a private clubhouse with ski-in, ski-out connectivity and après-ski facilities, all managed by the Park Hyatt Niseko Hanazono team. The clubhouse lounge will serve light meals and refreshments throughout the day, catering to residents who value both privacy and convenience.

Strategic expansion for Hyatt and PCPD

The launch deepens the partnership between PCPD and Hyatt, which already operates the Park Hyatt Niseko Hanazono hotel nearby. Benjamin Lam, PCPD's Deputy Chairman, said: “Inspired by the warm reception of Park Hyatt Niseko Hanazono, we are delighted to deepen our relationship with Hyatt through ONE HANAZONO VILLAS.”

Stephen Ho, President of Greater China and Growth at Hyatt, highlighted the strong demand for exclusive residential offerings in the region. “The unique combination of world-class design, Hyatt's legendary service, and the privacy of a standalone villa is exactly what discerning travellers and investors are seeking,” he noted.

The development is a clear signal of PCPD's commitment to elevating Niseko's status as a year-round alpine destination. With only 13 villas available, the project represents a rare opportunity for high-net-worth buyers looking to own a piece of Japan's most coveted ski real estate.

This launch comes amid a broader wave of luxury hospitality expansion in Asia. Hyatt has been actively growing its Park Hyatt brand, with recent announcements including a new property in Comporta, Portugal and the Park Hyatt Busan targeting younger luxury travellers. The Niseko villas, however, are distinct in their focus on private ownership rather than traditional hotel rooms.

For travel advisors and luxury tour operators, the villas offer a new inventory option for high-end clients seeking exclusive ski accommodations. The properties can be booked through Hyatt's channels, and the Park Hyatt Niseko Hanazono team will manage all services, ensuring a consistent standard of hospitality.

Niseko has long been a magnet for international skiers, particularly from Australia, Hong Kong, and Singapore. The addition of branded villas is expected to further cement its reputation as a luxury destination, competing with the likes of Aspen and St. Moritz.

PCPD's investment in Niseko is part of a larger trend of developers partnering with hotel brands to create branded residences. Similar models have proven successful in other markets, such as the Buyan Lakeside Villas in North Bali and the private villa offerings by EkoStay in India.

As the luxury travel segment continues to recover and evolve, ONE HANAZONO VILLAS represents a significant milestone for both PCPD and Hyatt, blending architectural excellence with the operational expertise of a global hotel brand.
