TFE Hotels has unveiled a $100 million investment program aimed at repositioning its Adina apartment hotel brand across Australia, Europe, and the United Kingdom. The initiative targets first-generation properties, with a focus on elevating guest rooms, public areas, and amenities to align with the brand's design-led positioning.
The investment covers both newbuild projects and extensive refurbishments. In Australia, Adina is set to open new hotels in Brisbane and Hobart, while in Europe and the UK, new properties are planned for Cambridge and Glasgow. Existing hotels in key gateway cities will also undergo significant upgrades.
Darling Harbour sets the benchmark
The recently completed refurbishment of Adina Darling Harbour in Sydney serves as a flagship for the brand's new direction. The 114-room property, designed by Bates Smart, draws inspiration from the natural history of the harbour, with interiors that create a seamless connection to the waterfront. The design palette reflects the area's maritime and geological heritage, offering guests a distinctly local sense of place.
Antony Ritch, CEO of TFE Hotels, said the company is working closely with third-party owners to enhance the guest experience. “We’re working closely with our third-party hotel owners to elevate the guest experience by leaning into what makes Adina unique,” he noted.
The Darling Harbour project is part of a broader strategy to modernize the brand's older assets, many of which were built in the early 2000s. By refreshing these properties, TFE aims to compete more effectively with newer serviced apartment offerings from global players.
European portfolio gets a sustainability-led refresh
In Europe, Adina is rolling out refurbishments in Germany and Hungary. Adina Frankfurt Neue Oper is undergoing a 12-month renovation that incorporates ethically sourced materials and local artwork, reflecting a commitment to sustainability and regional identity. Meanwhile, Adina Budapest has completed its redesign, featuring a calming earth-toned palette that aims to create a serene residential feel.
Moritz Klein, TFE's Head of Operations for the EU and UK, emphasized that sustainability is embedded in the new designs. “We’re integrating sustainable practices into every aspect of the refurbishment, from material selection to energy efficiency,” Klein said. The European projects are part of a wider push to strengthen Adina's presence in key business and leisure destinations.
The investment comes as the serviced apartment segment continues to gain traction among both business and leisure travelers, who increasingly seek the flexibility of apartment-style accommodation with hotel-level services. TFE's move positions Adina to capture this growing demand.
Industry observers note that the refurbishment wave is timely, as many first-generation apartment hotels face competitive pressure from newer entrants. By investing in design and comfort, TFE aims to differentiate Adina in a crowded market.
The company's strategy also includes leveraging technology to enhance the guest journey, though specific digital initiatives were not detailed. TFE operates a portfolio of brands including Adina, Vibe, and Travelodge in Australia and New Zealand, as well as Adina and Novotel in Europe.
With the completion of the Darling Harbour project and ongoing work in Frankfurt, TFE is signaling a confident new chapter for the Adina brand. The company expects the full investment program to be delivered over the next few years, with further announcements expected as projects come online.
