Minor Hotels has confirmed the upcoming launch of Avani Kota Kinabalu, a 352-key premium lifestyle property scheduled to debut in the first quarter of 2027. The hotel will mark Avani's entry into Sabah, expanding the Bangkok-based group's footprint across Malaysia and reinforcing its position in the fast-growing Borneo tourism market.

Situated within The Logg Luyang, an integrated development in Kota Kinabalu, the hotel is designed to cater to both leisure and business travellers. The property will feature five dining and social venues, including the rooftop SEEN Restaurant & Bar, which will offer panoramic views of the city and the surrounding coastline. Additional amenities include an infinity pool, an AvaniFit gym, and extensive meeting and banquet facilities, positioning the hotel as a versatile option for events and corporate gatherings.

Strategic location and market impact

The Logg Luyang development is located in the Luyang district, a rapidly growing residential and commercial area of Kota Kinabalu. The hotel's integration within this mixed-use project will give guests convenient access to local attractions, retail outlets, and business hubs, while also tapping into the rising demand for quality accommodation in Sabah.

Sabah has seen steady growth in both domestic and international arrivals, driven by its natural attractions, including Mount Kinabalu, the Tunku Abdul Rahman Marine Park, and the Sipadan Island dive sites. The addition of Avani Kota Kinabalu is expected to enhance the hospitality landscape in the state, providing a modern and stylish option for visitors who previously had limited choices in the premium lifestyle segment.

Minor Hotels' expansion in Malaysia aligns with broader industry trends. The country is gearing up for Visit Malaysia 2026, and the government has been actively promoting regional culinary tourism as part of its strategy to attract more visitors. The new Avani property will likely benefit from these initiatives, as well as from the growing MICE sector in the region. Avani Hotels & Resorts, part of Minor Hotels' lifestyle portfolio, has been expanding steadily across Asia. The brand operates properties in Thailand, Vietnam, Indonesia, and Sri Lanka, among others. The Kota Kinabalu property will be the second Avani in Malaysia, following the Avani Sepang Goldcoast Resort, which opened earlier this decade.

Minor Hotels has been aggressive in its growth strategy, with a pipeline of over 200 properties worldwide. The group's CEO, Dillip Rajakarier, has emphasised the importance of Southeast Asia as a core market, and the Avani Kota Kinabalu is a clear signal of that commitment. "Sabah is a key destination for both leisure and business travel, and we are excited to bring the Avani brand to this vibrant state," Rajakarier said in a statement.

The hotel's opening will also create new employment opportunities in the region, contributing to the local economy. Minor Hotels has a track record of hiring locally and providing training programmes, which will be a boon for Sabah's hospitality workforce.

As the opening date approaches, anticipation is building among travel professionals. The property is expected to be a significant addition to Sabah's hospitality sector, offering a fresh alternative to the established international brands in Kota Kinabalu. With its combination of lifestyle amenities, MICE facilities, and a prime location, Avani Kota Kinabalu is poised to become a preferred choice for both regional and long-haul travellers.

For travel agents and tour operators, the new hotel will provide another option for clients seeking a contemporary stay in Sabah. The property's meeting spaces will also appeal to corporate planners, especially as Malaysia continues to position itself as a competitive MICE destination. With the rise of MICE costs in Singapore, organisers are increasingly looking at alternatives like Kota Kinabalu, and Avani's arrival could tip the balance.

Minor Hotels' expansion in Malaysia is part of a broader push to grow its lifestyle offerings in the region. The group also operates the Anantara, NH, and Tivoli brands in the country, and the Avani addition will complement its existing portfolio.
