The Dharampal Satyapal Group (DS Group) has entered into a franchise agreement with Marriott International to bring the W Hotels brand to Delhi NCR. The 200-room property, slated to open in the second half of 2027, will be located in Aerocity, the hospitality corridor adjacent to Indira Gandhi International Airport. The project carries an investment of $48 million (Rs. 400 crore).

Strategic Location and Market Positioning

Aerocity has emerged as a high-demand micro-market for premium accommodations, driven by its proximity to the airport and growing corporate travel. Nathan Andrews, Business Head of Hospitality at DS Group, noted: “The Aerocity area continues to demonstrate exceptional demand and RevPAR growth, making it the ideal location for a globally recognised brand.” The hotel will target both business travellers and leisure guests seeking a lifestyle-oriented experience, differentiating itself from traditional luxury formats that dominate the capital region.

This will be the second W Hotel in India, following the W Goa property. The brand is known for its design-forward aesthetic, anticipatory service, and dynamic programming, which DS Group aims to replicate in Delhi NCR. Rajiv Kumar, Vice Chairman of DS Group, commented: “The Indian hospitality sector is currently witnessing an unprecedented growth trajectory, fuelled by a robust surge in domestic travel and a significant demand-supply mismatch in the premium segment.”

DS Group’s Hospitality Expansion

DS Group has set a target of operating 10–12 hotels by FY29, signalling a broader push into experience-led hospitality. The partnership with Marriott strengthens its portfolio in the luxury lifestyle segment. Kiran Andicot, Senior Vice President of South Asia at Marriott International, stated: “We are delighted to collaborate with the Dharampal Satyapal Group, whose legacy of excellence and forward-looking approach to premium, experience-led hospitality aligns seamlessly with Marriott International’s commitment.”

The W Hotels brand, part of Marriott’s luxury portfolio, competes with other lifestyle concepts such as Accor’s luxury pipeline in Asia. The Delhi NCR property will feature 200 rooms, along with signature W amenities including a destination bar, a spa, and event spaces designed for both social and MICE gatherings. The hotel’s design will incorporate local cultural elements while maintaining the brand’s global identity.

Industry observers note that Aerocity’s hotel density has increased significantly over the past decade, with properties from brands like JW Marriott, Andaz, and Pullman already operating there. The addition of W Hotels is expected to further elevate the area’s appeal for international travellers and corporate clients. For context, JW Marriott Tokyo recently appointed a new general manager as part of its own luxury repositioning.

The investment comes amid a broader recovery in Indian hospitality, with RevPAR levels in key markets like Delhi NCR approaching pre-pandemic highs. DS Group’s commitment to the sector reflects confidence in sustained demand growth, particularly in the premium and lifestyle segments. The company’s hospitality division, led by Nathan Andrews, is actively scouting additional locations across metropolitan and leisure destinations.

Marriott International continues to expand its presence in South Asia, with W Hotels now joining its portfolio of 26 brands in the region. The company’s focus on lifestyle and luxury properties aligns with shifting consumer preferences toward experiential travel. As Kiran Andicot emphasised, the partnership with DS Group underscores Marriott’s strategy of collaborating with established local developers to accelerate brand penetration.
