MIA Hospitality Management (MIAHM) has expanded its portfolio with the addition of Hyatt Place Melbourne Airport, taking over operations of the 143-room property and its Runway Rooftop Bar & Grill on 1 July 2026. The contract represents a strategic first for the Florida-based management company: its initial third-party management agreement.
Located at Melbourne Orlando International Airport, the hotel serves a mixed base of business travellers, leisure guests and aviation-related visitors. The property, which opened in June 2023, offers spacious guestrooms, flexible meeting space and multiple dining outlets. Its position gives easy access to downtown Melbourne, area beaches and major employers along Florida's Space Coast, a corridor that continues to attract corporate and government travel.
Brian Vujnovic, CEO and co-founder of MIAHM, framed the deal as a validation of the company's owner-centric approach. "Securing our first third-party management contract is an important milestone for MIA Hospitality Management," he said. "We look forward to bringing that same owner-minded perspective to Hyatt Place Melbourne Airport whilst strengthening the property's performance and delivering an exceptional experience for every guest."
The rooftop venue, which offers panoramic views of the airport's runways, will be a focal point of MIAHM's operational strategy. The company plans to introduce a revamped menu in September, featuring new signature cocktails and an enhanced wine selection, alongside new weekly and monthly programming designed to draw both hotel guests and local residents.
Rooftop expertise as a differentiator
MIAHM has built a reputation for award-winning rooftop destinations, including Charlie Park in Tallahassee and Rosa Sky in Miami. That expertise is expected to translate directly to the Runway Rooftop, where the company will apply its experience in food and beverage programming, event hosting and guest engagement.
The move also signals MIAHM's ambition to grow beyond its owned and affiliated properties. Third-party management contracts allow hotel operators to scale without the capital burden of ownership, a model that has become increasingly attractive to mid-sized hospitality firms. For Hyatt, the arrangement aligns with its broader strategy of partnering with regional operators to extend brand reach in secondary airports and emerging business hubs.
Melbourne Orlando International Airport has seen steady growth in passenger traffic, supported by its role as a gateway to the Space Coast and its proximity to major aerospace and technology employers. The hotel's location positions it to capture demand from both transient corporate travellers and groups attending meetings and events at the airport or nearby facilities.
Industry observers note that airport hotels are evolving beyond overnight stops, with rooftop bars and dining concepts becoming key revenue drivers. MIAHM's track record in creating destination-worthy venues could help the property differentiate itself in a competitive market that includes several other airport-adjacent hotels.
The management transition is effective immediately, with MIAHM assuming responsibility for day-to-day operations, staffing and commercial strategy. The company says it will work closely with Hyatt's brand standards while introducing its own operational playbook, particularly in food and beverage.
This development follows a broader trend of hospitality management companies diversifying their portfolios. For more on how operators are adapting to shifting travel demand, see our coverage of family travel expansion in Phuket and MICE-focused amenities at Hyatt Regency Danang.
With the Runway Rooftop set to relaunch its menu and programming this autumn, MIAHM is betting that its blend of operational discipline and lifestyle-oriented F&B will resonate with both travellers and the local community. The company's leadership sees the contract as a springboard for further third-party growth across the Southeast.
