The branded residence sector across Asia-Pacific is undergoing a structural transformation, with leisure destinations now dominating the development pipeline. According to recent data from Savills and C9 Hotelworks, coastal, island, and mountain locations are set to account for 65% of all upcoming branded residential schemes in the region through 2027.

Phuket emerges as the regional hub

In Southeast Asia, Phuket has solidified its position as the epicenter of this boom. A 40% increase in international flight connectivity has propelled the Thai island's active pipeline past 3,200 units, officially overtaking London in total project volume. This growth is supported by major infrastructure investments, including the $300 million ICONPHUKET mega-destination from Siam Piwat, which will further cement the island's appeal to high-net-worth buyers.

Meanwhile, secondary leisure hubs in Vietnam, such as Lam Dong and Quang Tri, are quietly emerging as the next frontier for boutique developments, offering lower entry points and untapped scenic appeal.

Co-location becomes the norm

Unlike North America or the Middle East, where standalone residential towers thrive, the Asia-Pacific market remains deeply anchored in co-location. Through 2027, standalone units are expected to become virtually non-existent in the region. In Vietnam, 83% of all developments are directly integrated with luxury hotels or mixed-use schemes.

High-net-worth buyers across Asia prioritize immediate infrastructure, turnkey rental pools, and premium hospitality services provided by operational hotel platforms. This trend is reshaping how developers approach new projects, with hotel partnerships becoming a prerequisite for success.

Regional realignment

Geographically, the market is undergoing a notable realignment. While Bangkok continues to lead active inventory with 4,525 units, Thailand as a whole is maturing into an urban primary-home market. In contrast, Vietnam has bypassed Thailand in raw expansion, with an unmatched pipeline of 15,762 units across 47 luxury and upscale projects.

India is tracking a staggering 126% growth trajectory, though its explosion remains concentrated in major metropolitan centers, driven by high-design, non-hospitality partnerships. This divergence highlights the varying dynamics across the region, from resort-led growth in Southeast Asia to urban-centric expansion in South Asia.

Couture hospitality gains traction

While legacy hospitality titans like Marriott and Accor maintain their market share, haute couture and luxury automotive houses are capturing significant attention. Wealthy Asian buyers are eager to internalize fashion heritage within their living spaces, and key developments debuting by 2027 reflect this appetite.

Notable projects include Etro's residential development in Phuket and Elie Saab's fashion-infused sanctuary in Ho Chi Minh City. These high-fashion entries are proving that the future of Asian luxury real estate lies in bespoke, fully immersive living experiences.

For travel professionals, this shift signals new opportunities in destination marketing and hospitality partnerships. As branded residences become integral to resort ecosystems, the lines between tourism and real estate continue to blur, creating synergies that benefit airlines, hoteliers, and tour operators alike. The Phuket Vegetarian Festival 2026 is one example of how cultural events can complement this growth, drawing visitors who may also explore branded residence offerings.

With the pipeline set to expand through 2027, stakeholders across the travel industry should monitor these developments closely. The rise of resort-anchored branded residences is not just a real estate story—it is a fundamental shift in how luxury travel and living intersect in Asia-Pacific.
