Holive Residences, a boutique real estate developer, has opened off-plan sales for its inaugural mountain project in Kfardebian, Lebanon, targeting both private holiday home buyers and investors. The development comprises five duplex and triplex residences, located just five minutes from Mzaar Ski Resort, one of the Middle East's premier ski destinations.
The launch arrives as Lebanon's property sector shows signs of recovery, with the World Bank citing increased real estate activity as a factor in the country's economic rebound. The government is also courting foreign capital through proposed reforms, including a "golden residency" framework for non-resident investors and Lebanese expatriates, requiring a minimum investment of $500,000.
Designed for second-home demand
Holive Residences aims to meet the demand for high-quality second homes among Lebanese residents and the diaspora, while also appealing to GCC investors. The project combines limited supply with strong rental potential, allowing owners to enjoy the property themselves and generate income during peak seasons.
The residences range from 123 to 283 square metres and feature mountain views, private terraces, and a seismic-rated structural design. Architect Jeff Selwane, who led the project, emphasized the blend of timeless design, quality, and investment potential. "We wanted to create a limited collection of residences that combine timeless design, lasting quality and genuine investment potential," he stated.
With prices starting at $295,200 and projected rental yields between 8% and 10%, the development presents a compelling opportunity for investors. Construction is expected to be completed by June 2027.
The project adds to a growing trend of branded and boutique residences in the region, similar to recent launches such as Aman's branded residences in New York and Banyan Group's townhomes at Laguna Phuket. For travel professionals, this development signals a renewed interest in Lebanon as a luxury destination, particularly for winter tourism and high-end real estate.
Travel advisors and tour operators may find opportunities to package ski holidays with property viewings, especially for clients from the Gulf and the Lebanese diaspora. The proximity to Mzaar Ski Resort, which offers some of the best skiing in the region, adds to the appeal.
Holive Residences' entry into the market comes at a time when Lebanon is seeking to attract foreign investment and rebuild its tourism infrastructure. The golden residency proposal, if enacted, could further boost demand from international buyers.
For hoteliers and destination managers, the development underscores the potential of Kfardebian as a year-round destination, with skiing in winter and hiking in summer. The project's limited scale and high-end positioning align with the growing demand for exclusive, private accommodations.
As the travel industry continues to evolve, developments like Holive Residences highlight the intersection of real estate and tourism, offering new avenues for investment and guest experiences. The completion date of June 2027 provides a timeline for stakeholders to plan ahead.
