Alum, a newly formed luxury hospitality company, is betting that the passion of college football fans can translate into a new niche in upscale lodging. The brand, founded by veterans of hospitality, real estate, and sports, plans to develop a network of private clubhouses and condohotels adjacent to major US universities, starting with a flagship project in Tuscaloosa, Alabama.
The concept blends the exclusivity of a private members' club with the practicality of a condominium hotel, all wrapped in the traditions of each host campus. Alum's properties will include a private clubhouse, luxury condohotel units, and chef-driven dining, with membership to the clubhouse included for condo purchasers. A limited number of memberships will be available to non-residents, creating an additional revenue stream and community draw.
Paul Brenneke, co-founder of Alum, sees a clear gap in the market. "Every one of these towns has tens of thousands of people showing up on a Saturday and hospitality built for a different era," he said. The company aims to modernize the gameday experience, which has long been dominated by standard hotels and tailgate parties.
First property and expansion plans
The inaugural development, Alum Tuscaloosa, will offer 68 luxury condohotel units, a rooftop lounge, and chef-curated dining. The property is designed to serve both game-day visitors and alumni seeking a permanent base near their alma mater. Alum has announced plans to expand to 30-40 developments, with negotiations already underway for locations near the University of Michigan, Ohio State University, and the University of Notre Dame.
CEO David Vialli emphasized the inherent advantages of college towns. "These communities already owned the identity, tradition, loyalty, and connection that great hospitality brands spend years trying to cultivate," he said. By tapping into that existing loyalty, Alum aims to create a hospitality experience that resonates deeply with its target audience.
The company has also secured a high-profile partner in Derek Jeter, the Baseball Hall of Famer, who joins as a brand ambassador, board adviser, and investor. Jeter's involvement is expected to boost the brand's visibility and credibility, particularly among sports-minded consumers.
To ensure operational excellence, Alum has partnered with Legends, a global premium experiences company known for its work in sports and entertainment venues. Legends will operate the private clubs and help foster relationships with university leadership, a critical factor for gaining access to prime real estate near campuses.
The launch of Alum comes at a time when the hospitality industry is increasingly looking to niche markets and experiential offerings. The company's focus on college communities is a departure from traditional hotel development, which typically targets business or leisure travelers.
