The Ascott, the Singapore-based hospitality operator, has announced plans to launch Ascott Villas Riyadh in the fourth quarter of 2026, marking its first villa community in Saudi Arabia. The development, located in Riyadh's Hittin district near the King Abdullah Financial District, will comprise 86 serviced villas designed for families, business travellers, relocating professionals, and guests seeking residential-style accommodation for longer stays.
The project is part of Ascott's broader expansion across the Middle East, Africa and Türkiye, where the company aims to grow its regional portfolio to 15,000 units by 2030. Vincent Miccolis, Ascott's managing director for the region, said Saudi Arabia remains one of the company's most important growth markets, and the upcoming development reflects confidence in the Kingdom's long-term hospitality outlook and the increasing demand for accommodation that offers greater privacy, space, and flexibility without compromising on service.
Why Villa Communities Are Gaining Traction in Saudi Arabia
The announcement underscores a wider shift in Saudi Arabia's accommodation sector. As the Kingdom attracts more international businesses, consultants, expatriates, giga-project workforces, and long-term visitors under Vision 2030, demand is increasing for accommodation that offers more space, privacy, and flexibility than a traditional hotel room. Extended-stay properties, serviced residences, and branded residential communities are becoming an important part of Saudi Arabia's hospitality pipeline, particularly in cities such as Riyadh, where business travel and corporate relocation continue to grow.
Once completed, Ascott Villas Riyadh will offer two-, three-, and four-bedroom villas, featuring fully equipped kitchens, en-suite bedrooms, private outdoor spaces, and selected villas with private swimming pools. Guests and residents will also have access to lifestyle amenities including a swimming pool, fitness centre, tennis court, children's play area, meeting rooms, and shared workspaces, combining the comfort of a private residence with professionally managed hospitality services.
The concept reflects growing traveller demand for accommodation that blends home-style living with hotel-quality convenience. This trend is not limited to Saudi Arabia; similar villa and branded residence models are expanding globally, as seen in Mediterranean Hospitality Evolves: Private Villas Redefine Luxury Travel in Southern Europe.
As Saudi Arabia continues expanding its tourism economy, hospitality developers are increasingly diversifying beyond conventional hotel models. Alongside luxury resorts and city hotels, serviced apartments, branded residences, and villa communities are expected to play an increasingly important role in accommodating the Kingdom's growing mix of leisure visitors, business travellers, and long-stay residents. The rise of digital platforms like Saudi Arabia's TourismX AI platform is also reshaping how the visitor economy operates, further supporting the need for diverse accommodation options.
Ascott's move aligns with broader trends in the hospitality industry, where major hotel groups such as Marriott International, Accor, and Hyatt have been expanding their branded residence portfolios. The villa model offers developers higher per-square-meter revenue and operators longer guest stays, reducing turnover costs. For travel professionals—including airline executives, hoteliers, and tour operators—this signals a shift in consumer preferences toward more private, flexible, and residential-style accommodations, particularly in markets with high corporate relocation and long-stay demand.
With Riyadh's business district continuing to attract international companies and events, the Ascott Villas Riyadh is well-positioned to capture demand from both corporate and leisure segments. The development also complements the growing number of direct flights to the Saudi capital, such as Riyadh Air's daily Dubai-Riyadh service on the Boeing 787-9 Dreamliner, which enhances connectivity for business travellers.
As the Kingdom pushes toward its Vision 2030 goals, the hospitality sector is expected to see continued diversification, with villa communities and serviced residences becoming a staple of the accommodation mix. Ascott's entry into this segment signals that the long-stay market in Saudi Arabia is maturing, offering new opportunities for investors, developers, and travel industry stakeholders.
