Janu, the hospitality brand under Aman Group, has unveiled its first residential project in the UAE: Janu Residences on Al Marjan Island in Ras Al Khaimah. The development, situated roughly 70 kilometres from Dubai, sits adjacent to Wynn Al Marjan Island, the emirate's first integrated resort, and is being jointly developed by Marjan and Wynn Resorts.

Project details and design

The mixed-use scheme will comprise a 132-room hotel and 73 branded residences, ranging from one-bedroom apartments to a five-bedroom penthouse. Designed by Singapore-based SCDA Architects, the residences feature expansive terraces, private swimming pools, and floor-to-ceiling windows that frame views of the Arabian Gulf. Five Marina Villas on the eastern shoreline will offer sunrise vistas, while select residences include double-height living spaces.

Residents will have access to a 265-metre private beach and the superyacht Wynn Marina. On-site amenities include a 2,496-square-metre spa and wellness centre, a fitness centre, cryotherapy facilities, a padel court, and a 30-metre swimming pool. Six dining venues are planned, including Hu Jing, the property's signature Chinese restaurant.

Strategic expansion in the UAE

Construction of Janu Al Marjan Island is scheduled to begin in July 2026. The project aligns with Marjan and Wynn Resorts' ambition to position Ras Al Khaimah as a leading luxury destination, complementing the emirate's growing portfolio of high-end hospitality offerings. This launch follows Janu's debut in Dubai and the success of Janu Tokyo, which earned recognition in The World's 50 Best Hotels. The brand is also expanding internationally, with upcoming projects in Turks and Caicos, Montenegro, and Saudi Arabia.

For travel professionals, this development underscores the continued appetite for branded residences in the Gulf, a segment that has seen robust demand from both investors and discerning travellers. The integration of a hotel and residential component within a single masterplan—adjacent to a major integrated resort—offers a template for future mixed-use projects in the region.

Janu's entry into Ras Al Khaimah also signals the emirate's broader push to diversify its tourism offering beyond beach and desert experiences. With Wynn Al Marjan Island set to open its doors, the area is poised to become a key hub for luxury travel and entertainment, attracting a global clientele.

As the brand continues its global rollout, industry observers will be watching how Janu differentiates itself from Aman's core properties while maintaining the group's hallmark of understated luxury. The Al Marjan Island project, with its emphasis on wellness and residential living, appears to be a deliberate move to capture a growing segment of travellers seeking longer stays and a sense of community.

For agents and tour operators, the new residences offer potential opportunities for extended-stay packages and bespoke experiences, particularly for clients interested in the UAE's northern emirates. The proximity to Dubai's international airport and the appeal of a waterfront setting are likely to be key selling points.

Janu's expansion comes at a time when the luxury hospitality sector is increasingly focusing on branded residences as a means to generate recurring revenue and deepen guest loyalty. The success of similar projects in Dubai and Abu Dhabi suggests that Ras Al Khaimah's market is ripe for such offerings.

With construction set to begin next year, the project is expected to create significant employment opportunities and contribute to the local economy. It also reinforces the UAE's position as a global leader in luxury tourism and real estate development.
