Marriott International and Cambodian conglomerate The Royal Group have signed an agreement to introduce The Ritz-Carlton brand to Cambodia. The project, set for a 2032 opening, will comprise The Ritz-Carlton, Phnom Penh and The Ritz-Carlton Residences, Phnom Penh, located on Norodom Boulevard in the capital's commercial and cultural heart.

The development will feature a 152-room hotel and 119 branded residences, adding a significant luxury component to Phnom Penh's hospitality landscape. The mixed-use scheme also includes a Grade A office tower, placing guests and residents within easy reach of landmarks such as the Central Market and the Royal Palace.

Brad Edman, Marriott International's market vice president for Thailand, Cambodia, Laos, and Myanmar, underscored the city's appeal: "The Ritz-Carlton is defined by its presence in destinations of cultural significance and enduring appeal, and Phnom Penh embodies the promise and vitality we seek in the world's great cities."

Hotel amenities and residence details

The hotel will offer an infinity pool, a spa, and five dining venues. The residences, spanning levels 30 to 60, will provide panoramic views over the city, including the iconic Four Faces River confluence. This vertical living concept aligns with a broader trend of branded residences in Southeast Asia, where luxury hotel operators are increasingly pairing hotels with for-sale units to diversify revenue streams.

Oknha Kith Sula, chief operating officer of The Royal Group International, expressed enthusiasm for the collaboration, noting the project's potential to become a landmark on Phnom Penh's skyline and a symbol of prosperity for Cambodia. The Royal Group, a diversified investment firm with interests in property, finance, and telecommunications, is developing the project.

The announcement comes as Marriott continues to expand its luxury portfolio across Asia. The company has been aggressive in adding Ritz-Carlton properties in emerging markets, and Cambodia represents a strategic gap. The brand's entry into Phnom Penh follows similar moves by competitors such as Maybourne Hotel Group, which recently named a new chairman as it eyes global growth.

For travel professionals, the 2032 timeline offers a long lead-in for planning. The property will likely cater to high-end leisure travelers and business executives, with the office tower adding a corporate element. The residences may appeal to investors seeking branded luxury living in a fast-developing capital.

Phnom Penh has seen a surge in hotel supply in recent years, but the luxury segment remains relatively underserved. The Ritz-Carlton's arrival could spur further upscale development, similar to how Delta's new nonstop Austin-Paris flights are expected to boost premium travel between those cities.

Marriott's move also underscores the growing importance of Cambodia as a tourism destination. The country welcomed over 5 million international visitors in 2024, and the government has targeted 7 million by 2026. The Ritz-Carlton will be positioned to capture a share of this growth, particularly from high-spending travelers from China, Europe, and the Middle East.

The project is part of a broader wave of luxury hotel openings in Southeast Asia. In neighboring Thailand, Phulay Bay Krabi recently launched a culinary immersion to attract discerning guests. Meanwhile, cruise lines are also expanding in the region, with Royal Caribbean extending Navigator of the Seas' Singapore season to 2027, reflecting strong demand for premium travel experiences.

For hoteliers and investors, the Ritz-Carlton Phnom Penh represents a long-term bet on Cambodia's economic trajectory. The country's GDP has grown at an average of 7% over the past decade, and Phnom Penh is emerging as a regional business hub. The combination of a luxury hotel, branded residences, and office space is designed to capture multiple revenue streams.

Marriott's partnership with The Royal Group is notable for its local alignment. The Royal Group's deep roots in Cambodia, including its ownership of the country's largest mobile network operator, provide Marriott with a strong local partner. This mirrors other successful hotel joint ventures in the region, such as Yunji Technology's recent deals with Marriott and Atour in China.

As the project moves forward, industry observers will watch for construction milestones and potential adjustments to the timeline. The 2032 opening is ambitious, but with The Royal Group's track record and Marriott's operational expertise, the Ritz-Carlton Phnom Penh is poised to become a benchmark for luxury hospitality in Cambodia.
